Nairobi Homebuyers Now Favour Space and Privacy Over High-Rises

Nairobi is seeing a marked rise in low-rise townhouse developments as more homebuyers seek space, privacy, and controlled density in well-connected suburbs.

For years, the city’s urban growth has been defined by high-rise apartments in areas such as Kilimani, Kileleshwa, and Upper Hill. A quieter shift is now taking place as low-rise residential projects reshape expectations of urban living. 

Townhouses, once concentrated in long-established suburbs like Karen, Lavington, and Runda, are moving into newer zones as high land prices push development into emerging areas. Langata has become one of the strongest examples of this transition.

Langata’s appeal is rooted in its strict zoning rules, which limit high-rise construction and preserve a landscape of greenery, wider roads, and lower density. Recent infrastructure upgrades have strengthened its position. The Southern Bypass links the suburb to Kikuyu, Karen, and Mombasa Road, while improvements along Ngong Road enhance access to Westlands and other commercial centres.

Market figures reflect this trend. According to the HassConsult Property Index, detached homes, particularly townhouses, continue to outperform apartments, recording a 7.8 per cent annual price increase. 

Langata now ranks alongside Karen and Kiambu in driving demand, supported by a growing middle class seeking more space without losing proximity to the city centre. Research from Knight Frank points to lifestyle preferences as a key factor, with buyers looking for outdoor areas and functional layouts. 

New projects such as Marigold II illustrate the changing design priorities of suburban housing. Modern layouts, ensuite bedrooms, open-plan living areas, and private gardens are becoming standard features. These homes remain closely linked to Nairobi’s main economic corridors, offering suburban calm with ready access to services. 

Nearby retail centres, including Galleria Mall and The Hub Karen, along with hospitals such as Nairobi Hospital’s Langata branch and Karen Hospital, reinforce the suburb’s convenience. Schools, recreation facilities, and the proximity of Nairobi National Park further support its attractiveness.

Security and regulated development also contribute to Langata’s growth. Gated communities, private security services, and community policing have created stable residential zones. With the Kenya National Bureau of Statistics noting real estate as a steady contributor to GDP in 2024, areas with firm zoning controls are increasingly viewed as reliable long-term investments.
