Nairobi and Mombasa Property Owners to Apply for Stamp Duty Valuation Online

Kenya's Ministry of Lands and Physical Planning is set to digitise stamp duty valuation applications for the Central and Mombasa registries, excluding Mombasa Blocks XVI and XVII, from 11 August 2025. 

The transition to the Ardhipay Land Stamp Duty module on the Ardhisasa platform aims to modernise land administration and improve service delivery. Ardhisasa, a government-backed platform, already facilitates online searches, transfer registrations, rent payments, and valuation requests.

The integration of stamp duty valuations is expected to reduce bureaucratic delays and increase transparency in property transactions. The Ministry offers free tutorials via social media to support users through the transition, covering account setup and advanced functions for legal practitioners. 

This initiative aligns with broader governmental efforts to digitise public services and enhance efficiency. In a related development, the National Land Commission initiated compulsory land acquisition on 1 July 2025 for the proposed 30.5-kilometre Riruta–Ngong–Kiserian–Ongata Rongai Standard Gauge Railway, on behalf of the Kenya Railways Corporation.
