Mombasa Real Estate Firm Achieves Landmark EDGE Certification for Sustainable Housing

Megna Homes has become the first real estate developer in Mombasa, Kenya, to receive EDGE certification from the International Finance Corporation (IFC) for its resource-efficient Santana estate in Mtopanga. 

The accolade highlights the project's commitment to environmentally conscious construction within the country's burgeoning housing sector. EDGE, which stands for Excellence in Design for Greater Efficiencies, is a globally recognised green building standard assessing projects on energy consumption, water conservation, and material impact. Santana's design incorporates several features promoting sustainability. 

Evaluators found the estate capable of achieving significant reductions: 46 percent in energy use, 36 percent in water consumption, and a 55 percent reduction in embodied energy due to the use of locally sourced and recycled building materials.

The 12-acre development, comprising 816 residential units and 64 commercial spaces, incorporates technical innovations such as solar-powered street lighting, insulated walls and roofing, and natural ventilation systems. 

Water conservation is achieved through low-flow plumbing fixtures, an on-site sewage recycling plant, and drought-resistant landscaping. These measures position Santana as a response to the environmental challenges confronting urban areas in Kenya. Beyond its environmental credentials, the estate prioritises liveability and urban resilience. 

Amenities include an Olympic-size swimming pool, gymnasium, jogging paths, and a football pitch. Security is bolstered by a dedicated police post. Upgraded drainage and fortified road infrastructure provide resilience against seasonal flooding and climate vulnerabilities. Ken Simpson, Vice President of Green Business Certification Inc., praised Megna Homes for demonstrating that sustainability and quality can coexist. 

"Your leadership with this project demonstrates to the world that we can build amazing indoor environments while protecting our natural resources," he said.

Ahmed Badawy, CEO of Megna Homes, hails the certification as a significant milestone for both the company and the broader housing market in Mombasa. The recognition comes amid increasing demand for climate-conscious urban planning, positioning Santana as a model for private sector alignment with public sustainability objectives.
