In Nairobi’s competitive property management sector, Trianum Hospitality, a family business run by sisters Samantha, Mwende, and Mutheu Muna, has established a profitable niche by focusing on operational excellence. 

Their properties consistently achieve occupancy rates of around 80 percent. Founded in 2010, Trianum began by managing serviced apartments for local owners but has since expanded to partner with international brands such as Best Western. 

Despite the rise of services like Airbnb that connect owners directly with guests, Trianum insists that professional management is crucial for sustained success. Co-founder Samantha Muna told DN2 Property that many investors underestimate the complexity of hospitality. 

“A lot of people assume that hospitality is an easy return on investment,” she said.

Trianum’s model centres on a well-trained service team, ranging from front office staff and chefs to ICT specialists and cost controllers. This human resource focus is complemented by tailored marketing strategies aimed at different customer segments, such as social media campaigns and listings on targeted platforms. The company recognises that brand visibility and clear messaging are essential to profitability.

The firm points to the financial benefits of professionally managed serviced apartments compared to conventional residential rentals. While typical apartment lets may offer quick occupancy and require less maintenance, their returns are often lower, generally between 5 and 7 percent due to market saturation. 

In contrast, serviced apartments, which demand more active management and take longer to fill, can yield returns of up to 9 percent. These units are particularly popular with expatriates, consultants, and long-stay visitors who value fully furnished homes, reliable utilities, and concierge services.
